The cliffside of Bali presents one of the most demanding landscapes for any architect. When the international bureau IND took on the challenge of designing the Panoramic View Hotel Complex, they were met with a terrain defined by steep slopes, sacred banyan trees, and thick equatorial greenery. Instead of flattening the land, the team worked with the rock itself, creating a 5,372-square-metre luxury destination that appears to grow directly out of the mountainside. The project has earned international acclaim, winning the prestigious LIV Hospitality Design Award in the Boutique Hotel Architectural Design category.


Cascading villas and private ocean views
The layout covers 4,185 square metres of total building area, split between 35 private villas and an exclusive apartment block. The primary goal for IND was to provide every resident with an unobstructed ocean view without compromising privacy.
To achieve this on a limited number of building templates, the architects offset the villas from one another and stepped them down the slope toward the sea. Each villa functions as its own private retreat, complete with a dedicated terrace and swimming pool. The paths connecting these homes mimic natural jungle tracks, turning a simple walk through the grounds into an immersive walk through the wild greenery.


Green roofs and high-altitude apartments
At the highest point of the property sits the apartment complex. Positioned strategically to overlook both the tree canopy and the sea, 70 per cent of these apartments offer prime, wide-angle ocean views.
To keep the buildings from overpowering the natural skyline, IND covered the apartment facades and roofs in thick, living vegetation. These green roofs cool the structures naturally and help the concrete shapes mimic the surrounding hills. Residents living here have full access to the shared luxury amenities, including a cliff-edge infinity pool and an on-site restaurant.


Smart geometry
The architecture relies heavily on context. IND analysed the specific climate and cultural history of the location before drawing a single line. The resulting geometry uses the natural slope to shield residents from view while opening up the front of each building to the sea air and natural light. Located within easy reach of nine beaches and three major tourist hubs, the complex balances the feeling of deep isolation with practical island connectivity.


The Panoramic View Hotel Complex demonstrates how thoughtful architectural geometry can solve the problems of difficult terrain. IND managed to build a high-density luxury resort that respects the scale and beauty of the Balinese coast. It is a practical blueprint for future tropical design, proving that holiday spaces can be deeply private as well as open to the great outdoors.
