Designed in collaboration with Chris Reynolds & CR Design, this award-winning luxury boutique property, perched atop a cliff, now offers a first-of-its-kind East Coast oceanside experience, offering guests a connection with the majestic Atlantic and the iconic Nubble Lighthouse.
The seven new Shoreside Rooms, carved into the rugged Maine coastline, redefine the concept of luxury accommodations. Using poured concrete to mimic the rocky shores below, the rooms feature floor-to-ceiling glass doors that open to a panoramic view of the ocean. The design intentionally blurs the lines between the indoor and outdoor spaces, creating an immersive experience where guests are embraced by the natural beauty that surrounds them.
Each room is a masterpiece of design, with bathrooms enclosed in glass to showcase the expansive ocean view from the lavish Kohler spa shower. The mid-century modern aesthetic, combined with modern elements and natural textures, creates an atmosphere of timeless elegance. King beds with amber underlighting offer a soft and calming glow, while custom-woven headboards with planters bring a touch of the outdoors inside. Chrome bird lamps perched on bedside tables pay homage to the diverse birdlife that calls the property home.
From an exterior perspective, the Shoreside Rooms are an integral part of the natural landscape. As Maine’s first-ever grass-roof commercial structure, the rooms blend into the environment, offering an eco-friendly retreat. The green roof serves both aesthetic and sustainable purposes, absorbing rainwater and providing insulation to regulate temperatures efficiently.
The Viewpoint’s new Shoreside Rooms are the creative results of husband-wife owners Joe Lipton and Michelle Friar, who both grew up in York and own the beloved beachside hotel and restaurant, Stones Throw on Long Sands Beach, which they opened in 2015 with partner Chris Crane. As Creative Director for the group, Michelle oversees interior design and the food and beverage programs at Viewpoint Hotel’s seasonal restaurant, A Little Auk, and at Stones Throw. Joe and Michelle’s daughter Lydia also works at the hotels and restaurants. Next spring, the family will announce a new spa at The Viewpoint. They will also open a brand new hotel on Long Sands Beach called The Nevada, reviving a historic motel property that had fallen into disrepair.
